A Low-Risk Flat Roof Solution for Dormer Roofs

The ClassicBond EPDM Rubber Roof Kit is designed to deliver a long lasting, watertight dormer roof where reliability really matters.

Dormer roofs sit directly over living space and are usually installed with scaffold access, which is why this kit is most often used by professional roofers. However, the one-piece EPDM system also makes it a practical option for experienced DIYers with proper access and preparation.

By installing the roof in a single continuous sheet, this kit reduces detailing work, limits weak points, and lowers the risk of future leaks.

Key Benefits at a Glance

  • One-piece EPDM membrane reduces leak risk
  • Ideal for dormer roofs over living space
  • Less detailing and fewer weak points
  • Faster, more predictable installation
  • 50+ year life expectancy
  • UV and weather resistant
  • Low maintenance once installed
  • Professional finish for visible dormers
  • Complete kit – nothing extra required
Designed for Dormer Roof Layouts â–¸

This ClassicBond EPDM kit is designed specifically for:

  • Dormer roofs and loft conversions
  • Roofs where:
  1. The front edge discharges into a gutter
  2. The rear edge meets a pitched tiled roof
  3. The two side edges finish with kerb trims
  • Timber roof decks only (OSB3 or plywood)

It is not suitable for laying over existing felt or GRP roofs.

If your flat roof does not meet a pitched roof, a different kit type may be more suitable.

Why a One-Piece EPDM Roof Reduces Risk on Dormers â–¸

Dormer roofs are less forgiving than garden rooms or garages. Any failure usually means water entering finished rooms below.

Installing the EPDM membrane as one continuous piece helps avoid the most common causes of failure:

  • No field joins across the roof
  • Less cutting and detailing
  • Fewer potential weak spots
  • Lower risk of leaks
  • More predictable results

For roofers, this means fewer call-backs, less headache and improved reputation.
For competent DIYers, it means a simpler system with less to get wrong, even on a more demanding roof type.

Why Choose ClassicBond EPDM for a Dormer Roof â–¸

ClassicBond EPDM is a well established flat roofing membrane with decades of use on UK roofs.

When installed correctly, it offers:

  • 50+ year life expectancy
  • Strong resistance to UV, ozone and weathering
  • No cracking, blistering or splitting
  • Very low maintenance once installed
  • A neat, professional finish suitable for visible dormers

The 1.2mm membrane supplied is ideal for dormer roofs and loft conversions.

A Roofer’s Perspective ▸

Dormer roofs are typically scaffolded and often installed by professionals because access and consequences matter.

Using a one-piece EPDM system removes many of the traditional risks seen with felt roofs. Less detailing, fewer joins, and consistent performance make it a dependable choice for dormers where long term reliability is critical.

Sizing Guidance (Important – Please Read) ▸

The EPDM membrane supplied is the exact size stated in the kit.

You must allow extra material to dress the membrane up edges and under tiles.

For dormer roofs:

  • Add 300mm to the width
  • Add 450mm to the length (to allow dressing under tiles)
  • Example:

If your roof measures 3.55m × 5.0m, select a minimum kit size of 4.0m × 5.3m.

Ordering a kit that is too small can leave you short of membrane at critical details.

What’s Included in the Kit ▸

Each ClassicBond EPDM Dormer Roof Kit includes:

  • 1.2mm ClassicBond EPDM membrane (cut to your selected size)
  • Water-based adhesive (main roof area)
  • Contact adhesive (perimeters and upstands)
  • Sure Edge gutter drip trim (front edge)
  • Sure Edge kerb trims (side edges)
  • Sure Edge external kerb edge corners
  • External corner patches
  • ClassicBond EPDM primer (for corner patches)
  • Installation tools (rollers, scissors, mini roller / brush)
  • All pins, clips and fixings required for trims

Everything required to complete the roof correctly is supplied.
