Edge Bonding Sealant for Skyguard EPDM Roofing

Skyguard Bond & Seal Mastic is a cartridge-applied sealant designed to secure the edges of Skyguard EPDM rubber roofing membranes to vertical roof edges, fascias and upstands.

This is not a deck adhesive. It is used to bond and seal the perimeter of the roof, helping to prevent wind uplift and water ingress at critical edge details.

For sheds and garden buildings - especially where no metal edge trims are used - this step is essential for long-term performance.

Where It’s Used

Applied to secure membrane edges at:

  • Roof perimeters
  • Drip edges
  • Timber fascias
  • Vertical upstands and abutments

The mastic is applied over the edge of the deck and down onto the vertical surface, creating a bonded seal that resists wind uplift and prevents water tracking beneath the membrane.

Why Edge Bonding Matters

On shed roofs and smaller buildings, edge security is critical. Without proper bonding:

  • Wind can lift the membrane
  • Water can track underneath edges
  • Corners may peel over time
  • Drip edges can fail prematurely

This sealant ensures the membrane is properly secured at the perimeter, improving durability and weather resistance.

Upstands & Internal Corners

Ideal for sealing timber kerb upstands and internal 90° junctions where the roof deck meets a vertical surface.

The mastic is applied into the corner before positioning the membrane, allowing it to bed fully into the angle.

This helps eliminate tenting, improves adhesion and creates a stronger, more watertight detail.

Application & Coverage
  • Supplied in 300ml cartridge
  • Apply using a standard mastic gun
  • No mixing required
  • Ready to use straight from the tube

Coverage: Approximately 10 linear metres per tube (depending on bead size).

Example: For a standard 8ft × 6ft shed, one tube is typically sufficient.

On most sheds, mastic is primarily required along exposed drip edges. Fascia edges are often secured using timber trim.

Key Features
  • Secures EPDM membrane edges
  • Helps prevent wind uplift
  • Reduces risk of water ingress
  • Ideal for sheds without metal edge trims
  • Simple cartridge application
  • Clean, professional finish
Important Notes
  • Not suitable as a deck adhesive
  • Use in conjunction with Skyguard water-based adhesive for full installation
  • Apply to clean, dry surfaces only
  • Store in cool, dry conditions
Roofer’s Perspective

Edge detailing is where most shed roofs fail. If the perimeter isn’t properly bonded, wind and water will find a way in.

This type of mastic is a simple but critical step - especially on roofs without metal trims. It locks the membrane in place and finishes the job properly.
