Pressure-Sensitive Pipe Seal for EPDM Rubber Roofing
The ClassicBond EPDM Pipe Boot (PS Pipe Seal) is a pre-moulded, pressure-sensitive EPDM flashing designed to create a watertight seal around pipe penetrations on EPDM rubber roofing systems.
Available in two sizes (12–75mm and 25–150mm), it provides a simple, reliable way to waterproof vent pipes, extract ducts and service penetrations without complex cutting or detailing.
Why Pipe Penetrations Need Special Attention ▸
Pipe penetrations are one of the most common leak points on flat roofs. If the membrane is cut and folded incorrectly, water can track down the pipe and into the roof build-up.
The ClassicBond EPDM Pipe Boot solves this by:
- Stretching tightly around the pipe
- Bonding securely to the EPDM membrane
- Allowing controlled movement without stressing the seal
- Creating a clean, professional finish
Easier Than Using Pressure-Sensitive Tape Alone ▸
While it is possible to detail pipe penetrations using pressure-sensitive uncured EPDM tape, it requires:
- Multiple pieces of tape
- Careful shaping
- Greater risk of creases or bubbles
- More time on site
A pre-moulded EPDM pipe boot is:
- Quicker to install

- Harder to get wrong
- Cleaner in appearance
- More reliable long-term
It removes guesswork and reduces the risk of detailing errors - especially useful for DIY installers or repetitive site work.
Available Sizes ▸
Choose the correct size based on pipe diameter:
- 12–75mm Pipe Boot – for smaller vent pipes and service penetrations
- 25–150mm Pipe Boot – for larger pipes and ducts
The boot is trimmed by cutting just above the raised moulded ring that matches your pipe size.
How the EPDM Pipe Boot Is Installed (Best Practice) ▸
- Cut the boot to suit the pipe diameter
- Slide the boot over the pipe
- Fit the jubilee clip around the neck of the pipe boot
- Prime the membrane area with ClassicBond EPDM primer where the flange will sit
- Allow primer to become touch dry
- Pull the boot back into place
- Remove release liner and press flange firmly onto membrane
- Roll thoroughly with a seam roller
For correct installation, EPDM primer is required (not included).

You can build a pipe detail with tape - but it takes longer and leaves more room for error.
A preformed EPDM pipe boot makes the job quicker, neater and more consistent. Once primed and rolled properly, it becomes part of the roof system rather than a weak point.
